Until recently, some fees incurred when selling a property in Portugal were not considered as costs by Finanças, and therefore mais valias (capital gains) was paid over these amounts.
This was clearly an unfair situation, and as a direct result of pressure from APEMIP (the professional association for Real Estate companies), finanças have declared they will allow real estate fees to be deducted from any potential gain.
The potential benefit is substantial. If we consider the case of a non-resident, then for every 10.000 euros in fees paid, they will now save 2.500 euros as a result of this ruling.
